Each report submitted is given an overall percentage which determines a risk assessment. This gives a clear indication as to how that particular tenant behaved during a tenancy.
When submitting a report, the submitting member is asked to answer 20 multiple choice questions such as "Was the rent paid on time?". Each answer is allocated a percentage which is then calculated into an overall percentage.
The overall percentage then falls into a risk assessment category:
75 - 100% Low Risk
50 - 74% Medium to Low Risk
26 - 49% High to Medium Risk
0 - 25% High Risk
Therefore a very good tenant will score between 75 - 100% and be deemed as a "low risk" whereas a very bad tenant will score between 0 - 25% and be deemed as a "high risk".
